SERVICING OPERATIONS

The Servicing Operations Team takes pride in their deep domain expertise, love their jobs and have an extreme focus on client satisfaction. From loan administration to cash and asset management, our expertise span across all commercial real estate products and market sectors, including commercial mortgage-backed securities, balance sheet lending, life company portfolios, agency programs and institutional-grade investments. Berkadia is the largest non-bank servicer in the United States. The activities performed in India fully complement Berkadia’s positioning in the U.S. commercial real estate space and as a highly rated servicer, Berkadia highlights the India operations as a critical contributor to their continued success and reputation.

GLOBAL PRODUCTION OPERATIONS

The Global Production Operations (GPO) team supports mortgage bankers, investment sales advisors, and underwriters in Berkadia’s U.S. network of offices. The team performs analyses required for commercial real estate debt and sales transactions for multiple property types, including multifamily, seniors housing, hotels and hospitality, affordable housing, office and retail, self-storage, and mixed-use. Core capabilities of the team include analyzing property operating statements and tenant listing reports, reviewing leases, creating deal summaries, and creating and designing deal pitch books and loan packages with our in-house design team.

CREDIT OPERATIONS

Credit Operations (CO) is a group of credit professionals functioning as an integrated deal team with our US Underwriters and Analysts. The team performs detailed analysis of a potential multifamily property to determine its financial feasibility and risk profile. It involves evaluating various factors such as the property’s income and expenses, market conditions, borrower profile, tenant demographics, and regulatory considerations. CO supports various lending products such as Fannie Mae, Freddie Mac, HUD, Proprietary Lending Group (PLG) and Small Loans. The quest for gaining deeper understanding of the real estate market and insights about the key aspects of risk assessment is what drives this group forward.

INNOVATION

Berkadia India Innovation takes immense pride in what they do because technology, data, and analytics aren’t buzzwords—they are what’s driving the industry forward. Berkadia’s Innovation IT India function provides technology solutions by developing products & applications for the mortgage banking and commercial real estate industry and is involved in analyzing, planning, developing and implementing different business workflows across Berkadia. Activities include requirement gathering, stakeholder collaboration, product development, and product delivery using Agile methodology while the Enterprise IT team operates and supports Berkadia’s IT infrastructure and applications enabling business users to carry out their roles. 

FINANCE, ADMINISTRATION AND FACILITIES MANAGEMENT

Berkadia India’s Finance and Accounting function ensures that all transactions are in line with company policies and accounted accurately in the books of accounts. This department is responsible for end-to-end accounting, preparing various financial statements viz. profit & loss account, balance sheet and adhering to Statutory Compliances in accordance with the provisions of the Companies Act, 2013. The team also supports Berkadia’s Corporate Accounting team on a number of other accounting activities. 

The Accounts Payable and Invoice Submissions teams support end-to-end processing of U.S. vendor invoice payments. The team also handles vendor maintenance, good faith activity, pay cycle and sales tax reporting as part of their roles and responsibilities. 

Risk and Compliance

The Risk, Compliance and Controls team handles various internal and external audits and works closely with the U.S. Risk Management team. They ensure that the audits are completed per the agreed timelines. The Administration Department strives to create a safe and secure environment and provide a great facility experience for Berkadia employees while ensuring compliance with all required standards. The team is responsible for vendor management, staff transportation, housekeeping, infrastructure management, and procurement to ensure the best experience for our employees, visitors and clients. 

BUSINESS TRANSFORMATIONS

The India Transformation team collaborates with business functions to deliver a consistent and strategic approach to execute process improvements and reengineering initiatives. These result in successful outcomes for improved customer experience, increased efficiencies, improved quality across Berkadia India. With the focus on improving operational processes, the team works to understand target gaps, drive excellence, simplify systems, and streamline processes, tools and workflows. They aspire to make the business more productive, deliver more value, and achieve impact and results faster in a manner that is both holistic and sustainable.

Berkadia India’s Corporate Communications team plays a vital role in advancing the company’s brand in India, culture building and strengthening its internal and external communications ecosystem. The group supports strategic storytelling, employee engagement, digital content development, corporate sustainability impetus, media reach that reflects Berkadia’s mission, values, and culture. Based in Hyderabad, the team collaborates with business leaders to ensure consistent, high-quality communication through cross‑channel brand alignment across all India locations.
