Berkadia Secures Debt & Equity Financing for Class A Apartments in Fast-Growing Suburb of Savannah

Savannah, Georgia – June 4, 2025 – Berkadia, a distinguished leader in the commercial real estate industry, announces that it has lined up debt and equity financing on behalf of Bayline Group to build a new Class A garden-style apartment community in Mosaic Town Center, a 170-acre mixed-use development near downtown Savannah in Pooler, Georgia. The community, called Mosaic Pooler, will offer 333 apartments upon completion, expected in May 2027.

Senior Managing Director Mitch Sinberg of Berkadia Boca Raton, Managing Director Scott Wadler of Berkadia Miami, and Director Bryan Brown of Berkadia Tampa, along with Senior Managing Director Robert Falese and Director Jake Adoni of Berkadia Philadelphia, arranged the financing on behalf of Bayline Group.

Bank OZK provided a $47.5 million three-year, floating-rate loan. Berkadia also lined up a preferred equity provider, FCP, which provided $13.25 million in preferred equity at attractive pricing and on a fully accruing basis.

“The sponsor’s strong track record, combined with significant demand for workforce housing in the Savannah metro area, made this an attractive opportunity for both the lender and equity provider,” said Wadler.

Mosaic Pooler is located on a 12-acre site at 800 High Avenue that was purchased in 2023 by an affiliate of Bayline Group. Located in Mosaic Town Center, the property is approximately 1 mile from Interstate 16 and 14 miles west of downtown Savannah, conveniently accessible to many employment clusters. Demand drivers include a newly opened Hyundai auto plant, as well as the Port of Savannah, both just 30 minutes away, along with the new HCA Healthcare and Galen College of Nursing campus at Mosaic Town Center, which is set to open next fall.

The development features a Coastal Carolina design and will include four-story, elevator-serviced buildings with a mix of one-, two-, and three-bedroom units that average nearly 1,000 square feet. Additionally, the property will include unique, 3-story Carriage Houses with garages on the ground floor. Community amenities include a resort-style pool with a large outdoor patio, cabanas, and grill stations, fitness center with yoga room, game room and resident lounge, co-working spaces, dog park and pet spa, package locker system, and EV charging stations.
