Berkadia Completes Senior Living Sale in Atlanta, MSA
Decatur, Georgia – December 10, 2025 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the sale of Benton House Decatur, a 73-unit assisted living and memory care community in Decatur, Georgia, approximately ten miles northeast of downtown Atlanta.
Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare closed the sale transaction on behalf of Principal Senior Living Group, a Georgia-based developer/owner/operator of assisted living and memory care communities.
Benton House Decatur was purchased on December 1 by a long-time owner of senior living communities. It will be operated going forward by Phoenix Senior Living and rebranded at The Retreat at Decatur.
The community has consistently won awards from US News and World Report, Fortune Magazine, Great Place to Work, and Pinnacle Customer Satisfaction. Built in 2017, the impressive property has achieved steadily high occupancy and strong margins, boasting an occupancy of 100% at closing.
