Berkadia Arranges $37M Acquisition Financing for Luxury Apartments on Philadelphia’s Main Line
Philadelphia, Pennsylvania – January 15, 2026 – Berkadia, a distinguished leader in the commercial real estate sector, is pleased to announce that it arranged an acquisition loan on behalf of a joint venture for the acquisition of Luxor Bala Cynwyd, a 173-unit, luxury multifamily community located in Bala Cynwyd, Pennsylvania, along Philadelphia’s Main Line.
Senior Managing Director Patrick McGlohn, Managing Director Brian Gould, Senior Director Hunter Wood, Vice President Patrick Cunningham and Associate Director Natalie Hershey of Berkadia DC Metro secured a $37 million acquisition loan from ACRE Capital on behalf of the buyer – a joint venture between Alliance Residential of Scottsdale, Arizona and PCCP of Los Angeles.
“Luxor Bala Cynwyd offered a compelling opportunity to acquire a newer, Class A asset in one of the most affluent and supply-constrained submarkets in the Philadelphia region,” said McGlohn. “The combination of strong operations, proximity to major employment hubs, and long-term demographic tailwinds along the Main Line drove significant interest, while the financing structure provided the buyer with an efficient and competitive execution in today’s capital markets.”
Completed in 2021 and located at 9 Presidential Boulevard, Luxor Bala Cynwyd features a mix of studio, one- and two-bedroom residences ranging from 497 to 1,157 square feet. Apartment interiors include nine-foot ceilings, stainless steel appliances, in-unit washers and dryers, vinyl plank flooring, and modern finishes throughout. The community offers an extensive amenity package, including a resort-style swimming pool, fitness center, yoga studio, golf simulator, landscaped outdoor courtyard, resident lounge, dog park and grooming area, and secure garage parking.
Strategically positioned within the heart of the Main Line, the property provides exceptional access to regional transportation and employment centers. Luxor Bala Cynwyd is less than two minutes from I-76 (the Schuylkill Expressway) and Route 1 (City Avenue), enabling convenient commutes to Center City Philadelphia, University City, King of Prussia, and major institutional anchors such as Saint Joseph’s University, Thomas Jefferson University, and 30th Street Station. Nearby SEPTA Regional Rail stations – including Bala, Cynwyd, Narberth, and Wynnewood –further enhance connectivity. The surrounding Lower Merion Township is characterized by high household incomes, strong educational attainment, and premier retail, dining, and recreational amenities.
