Berkadia Lines Up Equity & Construction Financing for Insight Property Group to Develop New $174.6M Multifamily Development in Fairfax, Virginia

Hunter’s Branch will deliver 452 premier apartments to the Vienna submarket

Washington, D.C. – May 20, 2026 – Berkadia, a distinguished leader in the commercial real estate sector, announced today that it secured equity and construction financing on behalf of developer Insight Property Group for Hunter’s Branch, a $174.6 million multifamily development in the Vienna submarket of Fairfax, Virginia.

Senior Managing Director Brian Crivella and Managing Director Brian Gould in Berkadia’s DC Metro office led the efforts.  Additional team members included Senior Managing Director Patrick McGlohn, Managing Directors Bill Gribbin and Yalda Ghamarian, Senior Director Hunter Wood, Vice President Patrick Cunningham and Associate Director Natalie Hershey.

The lenders, CIBC and Citizens Bank, jointly provided a $107.7 million non-recourse construction loan.

“We’re proud to play a part in bringing this project to life,” said Crivella. “It’s a rare chance to pair institutional investment with a top-tier local developer to build something that will truly last. Hunter’s Branch sits right in the heart of Northern Virginia, and by bringing in a best-in-class design team, we’re creating something that really speaks to the high standards of the Vienna and Fairfax communities.”

“The successful closing of the construction loan with CIBC and Citizens is a powerful testament to the underlying strength of both the project and its sponsorship,” said Gould. “In today’s increasingly competitive lending landscape, the banks brought a true partnership mentality to the table with our clients, ensuring a seamless and collaborative execution from the start.”

Located at 9300–9302 Route 29 in Fairfax County’s Vienna submarket, Hunter’s Branch will consist of 452 apartments.

Units will feature modern interiors with laminate wood flooring throughout living areas; stainless steel appliances, wood-style kitchen cabinetry, quartz countertops, and tile backsplashes in kitchens; tiled bathroom floors, shower and bath surrounds; oversized closets with custom shelving; and a full-size in-unit washer and dryer.

Resident amenities will include a fitness center, resident clubroom, coworking library, private dining space, pool, outdoor grilling areas, pet spa and dog park, along with expanded outdoor recreation space tied to the adjacent Hunter’s Branch Park.

Hunter’s Branch sits along Route 29 in Fairfax County’s Vienna submarket, with convenient access to key Northern Virginia transportation corridors including I-66, I-495 and Route 50. The property is within walking distance of the Vienna/Fairfax–GMU Metro station, providing direct connectivity to Washington, D.C. and the broader metro region. Residents will also be minutes from major retail and lifestyle destinations such as Tysons Corner, the Mosaic District and Fair Oaks Mall, as well as major employers and institutions including George Mason University, INOVA Health System and the Tysons business district, making the location one of the most connected and desirable residential areas in Fairfax County.
