Berkadia Arranges Sale of Class-A Senior Living Community in Greater Houston to Town Lane and Arcole Partners
League City, Texas – June 1, 2026 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the sale of Grand Living at Tuscan Lakes, a Class-A full acuity senior living community in League City, Texas, approximately 30 miles southeast of downtown Houston, to Town Lane and Arcole Partners.
Bow River Capital, a Denver-based private alternative asset management company, and Ryan Companies, a national, fully integrated real estate firm developed and sold the project. The transaction marks the first exit from Bow River’s Real Estate Fund III.
Grand Living at Tuscan Lakes was purchased by Town Lane, a real estate investment management firm, and Arcole Partners, its senior housing platform. The transaction is Town Lane’s sixth senior housing investment through its inaugural $1.25 billion real estate fund in partnership with Arcole. The acquisition marks a continuation of Town Lane’s strategy with Arcole to acquire newer vintage, full-continuum communities in high-growth markets.
Grand Living, a luxury senior living operator with communities in Florida, Iowa, and Texas, will continue managing the community under the new ownership.
Opened in 2023, Grand Living at Tuscan Lakes offers 186 independent living, assisted living, and memory care units and features luxury services, finishes, and amenities, including multiple dining venues, a 150-seat theater, a spa and fitness center, library and lounge, and a resort-style pool with hot tub.
Senior Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare closed the sale on behalf of a joint venture between Bow River Capital, a Denver-based investment firm, and Ryan Companies US, Inc., a national commercial real estate solutions provider based in Minneapolis.
