Today, we’re shining the spotlight on Senior Closer – FHA Lending, Beth Cork, to learn more about her role at Berkadia, the advice she would give her younger self, and how Berkadia has helped to advance her professional career.

Describe your role at Berkadia.
In my role as Senior Closer – FHA Lending, I manage the closing process and ensure accurate, timely closings while adhering to all HUD/FHA requirements. I enjoy working with underwriters, mortgage bankers, processors, analysts, attorneys, title and escrow officers, borrowers, and our HUD partners. My daily responsibilities mainly consist of reviewing closing conditions and documentation to obtain a “clear to close” from HUD. Additionally, I handle repair reviews, account reconciliations, escrow analyses, draw schedules, settlement statement preparation, rate lock reviews, and all funding requirements. The most important part of my role, however, is managing borrower expectations and providing excellent customer service to all parties involved.
What part of your role are you most passionate about?
I try to live my life by the Golden Rule: treating others the way I would want to be treated. For this reason, my goal is to help the borrower team feel comfortable with a closing process that can sometimes be frustrating due to HUD’s strict guidelines and long timelines. Acknowledging those frustrations can validate concerns and build trust. That trust can open the door to repeat business and foster strong working relationships for many years.
What excites you most about commercial real estate?
What excites me most about commercial real estate is that it is never boring. No two transactions are the same, and there always seems to be a solution to every problem that arises. More importantly, I believe housing is fundamental to America and essential to stability, family well-being, and economic opportunity. Everyone deserves safe, affordable housing that supports better lives and stronger communities. When housing supply is limited or affordability declines, the effects ripple across the country through higher cost burdens, reduced mobility, and greater financial stress for households. Because of this, housing is not just a personal necessity but also a critical part of national economic strength and social stability. In my role as a HUD closer, I feel I have contributed in a small way to making the American dream possible for others.
What advice would you give to a younger version of yourself coming into the commercial real estate industry and what is the best piece of advice you have received?
The best advice I have received in this business is to become an expert in one area first, then expand your knowledge into other areas of interest. In retrospect, I would encourage my younger self to ask questions sooner and not delay delivering bad news. If you must share bad news, try to have a possible solution ready to discuss and research all available options.
How has your time at Berkadia helped to accelerate your personal and professional development?
Since joining the company last August, I have felt truly welcomed and valued at Berkadia because of its supportive culture, collaborative environment, and genuine interest in my success. From the start, I have felt included, respected, and encouraged to contribute, which has made a meaningful difference in my experience. It is clear that Berkadia values its people not just for the work they do, but for who they are, and that creates a strong sense of belonging. Being part of a team that values my industry experience inspires me to keep learning, collaborate more intentionally, and share my knowledge through mentorship.
