MHI Congress & Expo: Rising Interest and Strategic Shifts in Manufactured Housing 

The manufactured housing sector is experiencing exciting growth and transformation. Berkadia Manufactured Housing attended the 2025 MHI Congress & Expo in Orlando, Florida, where industry experts discussed the trends that are shaping the future of this evolving sector.  

A standout development at the Expo was the increasing involvement of institutional capital. Investors are eager to enter or expand their investments in the manufactured housing sector, recognizing its potential for robust growth and long-term stability. This optimism is supported by a 15.8% year-over-year increase in annual shipments of new manufactured homes, reflecting rising popularity and demand within the sector. The Expo saw a remarkable 45% increase in attendance, with 30% of attendees being first timers. This surge in participation reflects the growing interest and fresh perspectives entering the industry. 

While discussions around rent control in some states are causing a slowdown in investment and development activities, they highlight the importance of understanding regulatory environments and their impact on the market. Navigating these challenges presents an opportunity for thoughtful engagement and strategic planning. 

The Expo also highlighted a renewed focus on development, particularly in Texas and Florida. These states continue to be key areas for expansion, driven by favorable conditions and strong demand.
