Milwaukee, Wisconsin and Chicago, Illinois – September 30, 2026 – Berkadia has announced the sale of Aster at Sun Prairie, a standout 228-unit multifamily property formerly known as Springs at Sun Prairie, located in Sun Prairie / Madison, Wisconsin, Dane County. Senior Managing Director Pete Evans of Berkadia Chicago and Senior Director Richard Evans of Berkadia Milwaukee led the transaction on behalf of the seller, Menomonee Falls, WI-based Continental Properties. The buyer is Kirkland, WA-based Weidner Apartment Homes.
“We define maximum success as forging strong and enduring relationships between best-in-class buyers and sellers. We have the exceptional privilege of longtime relationships with both Continental and Weidner, so bringing together these two nationally recognized real estate firms for the sale of the first Springs property in the Madison area, which Continental developed, is particularly rewarding,” said Richard Evans.
“Continental Properties’ trailblazing Springs product is a perfect fit for Weidner’s well-established portfolio of premium multifamily properties in Sun Prairie and the Madison metro,” added Pete Evans. “Madison continues to generate significant attention from prominent multifamily investors throughout the country. The high level of interest we received for this asset supports not only the strength of the market, but also the heightened investor demand for Continental’s developments.”
A 2018-built, 12-building, 228-unit multifamily property located at 650 Springs Street, Aster at Sun Prairie features 100% direct-access units which offer home-like rental living in a walkable suburban location — surrounded by grocery, restaurants, and major retailers. Aster’s luxury clubhouse with swimming pool and fitness center, plus 1:1 garage parking, further enhances its appeal. Aster at Sun Prairie benefits from its location on the rapidly expanding east side of the Madison metro, home to the headquarters of American Family Insurance, American Center Business Park, and UW Health’s East Side Medical Campus.
Madison is one of the Nation’s leading multifamily growth markets due to its rapid population expansion and job growth, dramatic undersupply of housing, and diverse and expanding economy. The sustained demand for premium rental housing generated by Madison’s high quality of life, strong employment, and favorable demographics has resulted in durable rent growth and occupancy rates well above national average.
