Berkadia Negotiates Multifamily Property Sale in Houston, Texas

Houston, Texas – April 3, 2026 – Berkadia announced today the sale of Bella Vista, an 84-unit, garden-style multifamily community located in Houston, Texas.

The Berkadia Houston Investment Sales team was led by Associate Director Jed Dalton and included Senior Managing Director Chris Curry, Managing Directors Jeffrey Skipworth, Chris Young, and Joey Rippel, Senior Director Kyle Whitney, and Associate Director Tucker Fama. The team negotiated the transaction on behalf of the seller, JJRS Investments Group. The buyer was Heritage Investments. Financing for the acquisition was arranged by Senior Managing Director Cutt Ableson and Associate Director Carl Rasmussen. The sale price was not disclosed.

“With limited new multifamily supply and strong demand for newer, high-quality rentals, Bella Vista offers upside through hands-on asset management as East Houston continues to grow at a rapid pace,” said Dalton. “Ideally positioned to ride this momentum, the property offers direct connectivity to the Port of Houston, a growing network of refineries, and Eli Lilly’s new $6.5 billion manufacturing facility at Generation Park, which is expected to create hundreds of high-wage jobs and thousands of construction jobs in the area. Heritage Investments’ acquisition of Bella Vista underscores the firm’s conviction in Houston’s long-term growth story and reinforces its status as one of the most attractive multifamily markets in the country.”

Built in 2018, Bella Vista is one of the newest properties in its location, creating an immediate competitive advantage. All apartment homes feature 9’ ceilings, granite countertops, black appliances, and washer/dryer connections. The garden-style community delivers consistent cash flow with limited Class A competition and zero new construction within 10 miles. Residents enjoy walkable access to nearby parks and schools, along with convenient commutes to nearby employment districts.
