Berkadia Announces the Sale of Three Medical Buildings in Boise, Idaho

Boise, Idaho – December 13, 2024 – Berkadia announced today the sale of three medical outpatient buildings: Eagle Road Medical Office Building I & II located in Meridian, Idaho, a western suburb of Boise and North Curtis Road Medical Office Building located in Boise, Idaho. Senior Managing Director and Head of Medical & Life Sciences Sabrina Solomiany, Managing Directors Chris Lashmet and Eric Lee, and Senior Director Vasili Davos of Berkadia Medical & Life Sciences led the transaction on behalf of the seller.

Eagle Road MOB I & II and North Curtis Road MOB sold to Chicago-based Laramar Medical Properties and the deal closed on December 12.

Eagle Road MOB I & II are neighboring properties consisting of 57,043 total square feet. The properties are 100% leased with a mix of medical specialties, including a surgery center, and are adjacent to St. Luke’s Meridian Medical Center. The two-story properties were built in 2000 and have excellent visibility along Eagle Road (65K ADT).

North Curtis Road MOB totals 26,035 square feet and is adjacent to the 362-bed, St. Alphonsus Regional Medical Center (a subsidiary of Trinity Health Network, Fitch: ‘AA- ‘). The property is 83% leased to a mix of regional and national tenants including Total Renal Care (DaVita – NYSE: DVA).
