Berkadia Completes Class-A Senior Living Sale in Atlanta MSA

Fayetteville, Georgia – May 15, 2026 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the sale of Heartis Fayetteville, a 167-unit, Class-A luxury senior living community in the Atlanta metropolitan area. The property offers a full continuum of care, including independent living, assisted living, and memory care, in one of Atlanta’s most affluent and demographically strong suburbs.

Senior Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare represented the seller, a joint venture between Dallas-based Caddis Partners and Chicago-based Singerman Real Estate, in the transaction.

Following a highly competitive marketing process, Washington, D.C.-based Capitol Seniors Housing acquired the community. Going forward, the property will be rebranded as Village Park Fayetteville and operated by Galerie Living, an Atlanta-based upscale senior living operator.

Built in 2018, Heartis Fayetteville is located approximately 20 miles from downtown Atlanta, near Trilith, a 235-acre master-planned residential and mixed-use development adjacent to Trilith Studios. The sale also included additional land for future campus expansion opportunities.
