Berkadia Negotiates Record Sale of Two Manufactured Housing Communities in Bozeman, Montana

Bozeman, Montana – May 19, 2026 – Berkadia, a distinguished leader in the commercial real estate industry, today announced the sale of King Arthur and Mountain Meadows, two manufactured housing communities totaling 338 sites in Bozeman, Montana. 

Director Hunter LaRocca, along with Senior Managing Director Kevan Enger, Managing Director Ian Hilpl and Director Brian Hummell of Berkadia Manufactured Housing, led the transaction on behalf of the seller, The Oakland Companies, owned for 40+ years by Montana real estate developer and well-respected philanthropist Gary Oakland. Over the past five years, Berkadia’s Manufactured Housing team has represented Oakland Communities in the sale of its final eight manufactured housing communities, totaling approximately 1,400 sites, with King Arthur and Mountain Meadows serving as the last and most prized assets in the portfolio. 

King Arthur and Mountain Meadows will be managed by San Diego-based Cabrillo Management Corporation as an agent for the new ownership entity. The properties were 100% occupied at the time of sale.

The communities include 338 manufactured housing homesites, 26 storage units, one site-built home and one retail unit. Together, they represent approximately 30% of Bozeman’s total mobile home park inventory. 

King Arthur is located at 81 Gallahad Way, and Mountain Meadows is located at 1 Eastwood Drive. Bozeman’s rapid growth and housing affordability challenges have made manufactured housing one of the few remaining affordable options for residents priced out of homeownership and conventional rentals. The city remains one of Montana’s fastest-growing markets, supported by Montana State University, an expanding tech and outdoor recreation economy, and continued in-migration from higher-cost markets.
