Berkadia Negotiates Seniors Housing Community Sale in Miami, Florida

Miami, Florida – June 18, 2025 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the sale of The Oasis at Coral Reef, a 201-unit independent living, assisted living, and memory care community in Miami, Florida. Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare led the transaction on behalf of the seller, Florida-based Royal Senior Care.

The Oasis at Coral Reef sold to Tennessee-based Winterpast Capital Partners and the deal closed on June 16. The buyer will take over management under their operating company Vitality Senior Living.

The brand-new Class A building is in the early stages of lease-up and is strategically located adjacent to Jackson South Community Hospital in the affluent south Miami market. The Oasis at Coral Reef was opened at various stages throughout 2023 as state licenses were issued. The campus features 102-independent living, 71-assisted living, and 28-memory care units with amenities including fine dining, clubhouse, outdoor pool, fitness center, and beauty spa.
