Berkadia Secures $23.3M in Financing for Affordable Housing in Atlanta, Georgia

Atlanta, Georgia – January 8, 2025 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the financing of Trinity Central Flats, a transformative 218-unit, 10-story multifamily property in the heart of Atlanta, Georgia. Spearheaded by Managing Director Carolyn Whatley and Director Angela Folkers of Berkadia FHA/HUD, the $23.3 million financing on behalf of Radiant Development Partners (RDP) and EQH Trinity Flats, LLC (EQH) is an important step in reshaping the downtown landscape.   

The 40 year, fully amortizing, non-recourse loan closed on December 18, 2025. This landmark mixed-income development exemplifies the power of public-private partnerships, leveraging federal and state low-income housing tax credits, tax-exempt bonds, and municipal support to bring affordable housing to Downtown Atlanta. Sharon D. Guest, Founder and Principal of RDP leaned into her nearly 30 years of experience and relationships in the affordable housing space assembling a team of professionals committed to taking Trinity Central Flats from a vision to reality. Also critical to the path to closing are the commitments to delivering rental housing by the City of Atlanta and HUD’s Southeast multifamily housing team who once again provided exemplary customer service. 

Strategically located across from City Hall in Downtown Atlanta, Trinity Central Flats will offer a vibrant mix of studio, one-bedroom, two-bedroom, and three-bedroom units, along with 6,721 square feet of ground floor commercial space. The property will provide new conveniently located affordable housing for residents with incomes at or below 50%, 60%, and 80% of Area Median Income. The property offers convenient access to amenities, employment, services, all within walking distance of the regional hospital and essential shopping.
