Berkadia Arranges Sale of Value-Add Apartment Community in Lakeland, Florida

Lakeland, Florida – December 22, 2025 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the sale of Village at Lake Highland, a 320-unit multifamily community strategically located along the rapidly expanding I-4 corridor in Lakeland, Florida.

Senior Managing Directors Cole Whitaker and Jason Stanton, along with Director Mary Beale of Berkadia Central & North Florida, arranged the sale on behalf of Providence Real Estate, a Chicago-based multifamily owner-operator.

National Property Management Associates of Orchard Park, New York acquired the property for an undisclosed price.The transaction closed on December 16, with the community 97 percent occupied at the time of sale.

“Village at Lake Highland checked every box investors are prioritizing today: strong in-place performance, a diversified employment base, and a location that benefits directly from Lakeland’s role as a connective hub between Tampa and Orlando,” said Whitaker. “New ownership has the opportunity to seamlessly continue the existing renovation program by upgrading the remaining classic units, and further elevating the resident experience.”

Located at 2150 Lake Highland Boulevard, Village at Lake Highland was built in 2001 and consist of 16 two-and three-story buildings on a 37.2-acre site. The community offers one-, two-, and three-bedroom residences ranging from 729 to 1,217 square feet. Current ownership has invested more than $6.8 million in interior and exterior renovations and common-area upgrades.

Apartment interiors feature open floor plans, spacious walk-in closets, full-size washers and dryers, and private patios or balconies. Some offer wood-inspired flooring and vaulted ceillings.  Community amenities include a resort-style swimming pool with sundeck and outdoor grilling areas, a 24-hour fitness center, tennis and sport courts, a private off-leash dog park, playground, and 24-hour emergency maintenance.

The property is ideally positioned just minutes from the region’s largest employers, including the new Orlando Health Lakeland Highlands Hospital (opening summer 2026), Lakeland Regional Health Medical Center, Lakeland Linder International Airport, Downtown Lakeland, and multiple large-scale industrial parks anchored by tenants such as Walmart and Amazon. The property is approximately one hour from Orlando and 45 minutes from Tampa.
